Many times, buyers don’t get an inspection before a purchase which can create a laundry list of previously unknown issues once they take over ownership of the building. On the other hand, if the selling party doesn’t get a roof inspection, they miss out on an opportunity to justify a higher price for their building based on the condition of their roof.
As a business, your roof is a substantial investment and an inspection with a transparent report is a crucial resource to help reap the most value out of your building. Below is a list of reasons why you should have a proper roof inspection before buying or selling a building.
Adjust your price. With a proper inspection, you might be able to negotiate a lower offer price based on the current condition of the roof. On the other hand, if you are selling a building you may be able to justify a higher asking price if the roof membrane is in good condition and has a significant future lifespan.
Identify potential safety hazards and code violations. Unmaintained roofs can create a variety of safety risks. Hazards and code violations include unmaintained rooftop fans, open electrical connections, and grease damage. With a proper inspection, you’ll be able to identify these items, allowing you to put a proactive plan in place and reduce your liability.
Calculate your expected budget. A roof inspection report will allow you to see the true value of your building. Once you understand the current condition and projected lifespan of your roof, you’ll be able to properly forecast your roof-related costs and budget for any future expenses or maintenance you might incur. It’s better to know what projects you will need to plan for in the future before an issue unexpectedly impacts your customers, employees, and day-to-day business operations.
